Ginnie Mae Portfolio Advisory
& Asset Disposition

A working demonstration of the secured, integrated workflow behind a defaulted-issuer disposition: portfolio recommendations routed for decision, executed as a sealed-bid sale, settled, and fed to the repository — end to end, with every step audited. Configured for Sources Sought APP-T-2027-125 market research; every record is synthetic.

What the draft Statement of Objectives asks for
"The contractor shall utilize a secured integrated workflow solution to manage advisory tasks, ensuring end-to-end transparency, auditability, and real-time status tracking of all portfolio recommendations and remediation activities… [and shall] ingest all relevant advisory data, market analysis, and portfolio metrics into the Ginnie Mae secured repository… formatted and delivered to support advanced downstream analytics, automated reporting, and trend analysis."
Draft SOO, Ginnie Mae Portfolio Advisory & Asset Disposition Services — this demonstration walks that requirement, stop by stop.
Nothing here touches a live system, and no Ginnie Mae data is present. The book is ~340 synthetic HECM loans shaped to the public disclosure profile of a defaulted-issuer portfolio (balances, rates, vintages, geography). A banner stays on every screen while you're in the demonstration; your actions persist for the visit and reset when you leave.
The advisory lifecycle, end to end

From recommendation to repository in seven stops

The storyline follows one recommendation — selling the non-assignable vacant cohort — from drafting and Ginnie Mae approval through sale execution, settlement, and the audit/repository record it leaves behind.

1
The Portfolio Recommendations Register
The advisory system of record: every recommendation carries its lifecycle state (Draft → Under Review → Approved → In Execution → Closed), its evidence package, its decision routing with actors and dates, and an append-only audit trail. Real-time status, not a quarterly deck.
Look forFour live recommendations — the vacant-cohort sale in execution, hold-to-assignment approved, the data-remediation sprint mid-flight, and a litigation-contingent perimeter under Ginnie Mae review.

2
One recommendation, fully routed
Expand REC-2026-004: the evidence pane links the live analysis modules; the routing shows submission by the HSG Advisor and approval by the Ginnie Mae COR, dated; the execution pointer hands off to the sale workstream this platform spawned.
Try thisFollow an evidence link — it opens the companion analysis portal module the recommendation was built on.

3
The sale — two pools, sealed bids, loan-level pricing
The approved recommendation becomes GNMA HECM Disposition 2027-1: Pool 1 carries ~220 non-judicial-state loans, Pool 2 the ~120 judicial-state loans priced separately. HVLS-style mechanics throughout — a BID % per loan with the dollar derived, whole-pool participation, sealed reserves, $100 floors.
Try thisApply 54.25 to all of Pool 1 — every loan's derived $ computes and the deposit calculates per the published terms. Type 0 anywhere and watch it refuse.

4
Qualified investors + the data room
The SOO's "ensure that investors are qualified to purchase": a gated qualification stack (confidentiality agreement first, screening before submission), then an asset-centric data room — every loan with its own Due Diligence Files and Collateral Files, named STATE_FHA#_DOCTYPE.pdf. Downloads are watermarked to the requesting bidder and access-logged with IP.
Try thisFrom the sale, open the Data Room tab, expand a loan, and download a collateral file — your demonstration entity is burned into the page.

5
Bid day — the operations console
The bid you placed in stop 3 lands in the live feed with conformance already checked — sealed from other bidders, fully visible to sale operations. Your receipt carried the form completion CODE; the console carries the same record.
Try thisSwitch the sale selector to the GNMA disposition and find your own bid in the feed.

6
Settlement & post-sale tracking
Award through conveyance on milestone timelines with deliverables checklists — and every resolved asset rolls into a post-sale outcomes register by resolution path (assigned, sold-settled, REO, loss-mit, remediation pending).
Open settlements →
7
Audit & repository integration
Everything you just did — every download, bid, and approval — is in the append-only audit stream, and four standing feeds deliver the workflow's outputs to the secured repository in analytics-ready formats with per-event hash manifests.
Try thisDownload a sample export — the delivery manifest computes the real SHA-256 of your file, in your browser, on the spot.

The companion analysis

This workflow demonstration pairs with the portfolio analysis portal — the reconstruction of the defaulted-issuer book, the disposition funnel, and the economics behind each recommendation in the register. Together they are the two halves of the SOO: the analysis that produces recommendations, and the secured workflow that routes, executes, and audits them.
